Kalmia House

South and west elevations


This house is a passive solar design with many interesting architectural accents and energy efficient features. It sits nicely on a difficult lot in an established subdivision near Boone, NC.

3,000 square feet (incl. garage)

Contractor: Headwaters Enterprises, Inc.

Completion: January 2004


Energy Efficiency:

· Superior Wall Foundation

· Structural Insulated Panel (SIP) walls and roof

· Clearstory for day lighting and ventilation

· Fluorescent lighting

· Energy Star appliances

· Tankless water heating

· Zoned heating and cooling

· ERV for air exchange

· Space efficient design

Passive Solar Design:

· South facing lot with good solar access

· Clear glass in the Living Level south windows

· Exterior Sunshades and Insulating Blinds for south glass

· Solar mass concrete floor on the Living Level

· Limited East, West, and North windows with Low-E glass

· Natural day light throughout the house

 Green Building:

· Minimal disturbance of natural site features

· Close to Town and Home Office

· Maximum use of square footage

· Materials selected for longevity and low maintenance incl. bamboo floors, steel stairs, cement fiber siding, etc.

· Indoor air quality addressed with HEPA filtration, Central Vacuum System, and limited carpeting
